Australia Pacific Airports Corporation, the holding company of Melbourne and Launceston airports may have as much as 27.3% of its shares available for sale to existing shareholders, from Dexus Capital's clients.

Previously, Dexus, one of Australia's leading fully integrated real asset groups, was raising AUD$130 mn-plus for a new fund – dubbed the Dexus Wholesale Airport Fund – that would own about 1% of Australia Pacific Airports Corporation. Potential backers were told that the fund will have a 23-times valuation on an enterprise valuation to EBITDA basis, in line with peers like Auckland Airport – which traded at 26-times. They have been told to consider 9% in annualised returns from owning a slice of the world’s largest airport land holdings. The pitch did not disclose who Dexus had bought the fund’s 1 per cent stake from.
